Whether you call it your home, your second home, or own it as a rental property, we all share a common bond as members of this special community of 36 properties in Los Alcázares, Murcia.
Our aim is to ensure that our community remains a safe, welcoming, and harmonious place for everyone—whether you live here permanently, stay occasionally, or are visiting as a guest. To achieve this, it’s essential that we all work together, respect one another, and follow the community rules.
These rules are not just guidelines—they are a shared commitment to maintaining the quality of life we all value. As owners, we also carry the responsibility of making sure that our guests and tenants understand and respect these standards too.
This rule book should be made available in each apartment and in public areas so that all residents and visitors are aware of its existence. It is important that everyone reads and follows the rules to help preserve the peaceful and enjoyable environment we all appreciate.

Pool Rules
No clothes may be placed on the façades of the building, in accordance with the provisions of the applicable municipal regulations.
The parking of motorbikes, bicycles, trolleys and the storage of household goods in the communal areas of the building is prohibited.
Barbecues are not permitted in communal areas.
ADDITIONAL GUIDANCE FOR A HARMONIOUS COMMUNITY
These are not official rules, but helpful suggestions agreed upon to promote a pleasant and respectful community environment.
Please do not bring large inflatables to the pool.
Please ensure children do not jump or dive in a way that endangers other pool users.
No running in the pool area to avoid accidents.
Avoid bringing food or snacks into the pool area.
Please keep noise to a respectful level in shared and pool areas.
Ensure children are well-behaved and c onsiderate of others.
On ground floor and second floor apartments, only gas or electric BBQs should be used to avoid smoke affecting other residents.
Respect your neighbours – loud parties are not welcome.
Please do not hang towels or clothing over balconies.
Smoking is not permitted in any of the common areas.
Close gates carefully – please do not slam them.
Community Rules for Owners
This guide includes the official rules as agreed by the community, and additional guidance to help everyone enjoy a safe, pleasant environment.
1. If any owner wishes to install machines and/or motors other than those that are useful and common for household services (for example, gas boilers, gas oil, etc.), he/she must request this in writing to the President of the Community, in order to discuss the proposal at the next Owners’ Meeting.
2 The owner of a property may use it totally or partially as a professional office and/or tourist flat. On the other hand, they may not carry out industrial or commercial activities which are illegal or harmful to the building, dangerous, annoying or unhealthy, nor may they install advertising or publicity signs and advertisements.
3. The colour of the façades is not permitted, nor is alteration or creation of new gap, windows, and/or doors.
4. Dwellings belonging to the same owner which are adjoining may be joined together, without the need of consent or knowledge of the community of owners, adding the quotas of properties in accordance with the legal criteria, the total quota being the sum of both properties. The dividing wall or enclosure between joint terraces may also be removed.
5. The enclosure of balconies and solariums is permitted, provided that it is by means of a glass curtain system (without profiling). In those where the profile is necessary due to their morphology, the minimal metal profiles to guarantee the safety of the installation shall be brown in colour (the same as the existing one).
6. The owners of the second-floor dwellings have the use and enjoyment of the terrace that appears in their descriptions on the roof of the Blocks. The costs of conservation and repair will be paid by each of the owners of each of the flats they serve. In the solariums, it is not permitted to have built enclosures, nor the installation of huts or fixed storage rooms; although their installation is permitted as long as they can be dismantled. It is authorised to raise the blind wall bordering the communal areas (same as Block 6).
7. Shade, pergolas and/or metallic structures for the installation of awnings are permitted on the solarium of the terrace on the top floor for the exclusive use of second floor dwellings. The colour of the carpentry shall be brown, and the colour of the canvas shall be plain beige/sand.
8. The installation of awnings on windows and balconies is permitted: the textile elements shall be plain beige/sand. The installation of mosquito screens on windows and balcony doors of dwellings is also permitted, provided that the colour of the frames is the same as that of the existing metalwork.
9. Grilles may be fitted to windows and doors. The colour shall be brown, and the design of all shall be identical to the existing metalwork: tubular with rectangular frame.
10. There are air-conditioning installations on the communal part of the roofs for each dwelling. No air-conditioning elements visible from the outside shall be installed in any other location.
11. There is a mast on the tower for the installation of antennas. The television or telephone aerials to be installed will be collective and if more masts are to be installed, they will be installed on the same tower.
THE GARAGE:
1. It is totally forbidden to close in the parking spaces, except for those that are already closed in.
2. It is totally forbidden to alter the dimensions of the doors of the storerooms.
3. No cold rooms or electrical appliances may be installed in the storerooms, nor may sockets be installed for charging electric vehicles - without permission.
4. It is totally forbidden to deposit goods in the Garage, as it is destined to store vehicles, and the storage rooms to store goods that are not dangerous and/or noxious or toxic.
5. In order to speed up and save costs in communications, if the owner does not indicate otherwise, communications, notifications and/ or requirements between the Community of Proprietors and the neighbours will be by e-mail, having the obligation to designate one for this purpose.
